Been living here for 8 months. Well constructed, quiet, lovely being so close to the Greenbelt, downtown, and connector. I have always felt safe, even taking my dog out in the middle of the night. I agree with other reviews that it is overpriced for the limited amenities and constant construction. Geist parking is limited to non-existent due to residents parking in guest spots to avoid the $150 (garage) or $100 (giant dirt lot)/month parking fees. The extra fees on top of rent can easily add up to a few extra hundred dollars a month. The indoor storage units are really nice and so is the underground garage. Nice to have elevator access for groceries and moving. The 1B/1b units are well sized and have lots of storage in the kitchen and laundry closet. Management is very responsive and in unit repairs are quickly addressed. The package system is very nice and secure, but it can be difficult to coordinate picking up larger packages from leasing office. I think it’s a great transitional housing option for people new to the area or in between homes. It’s very nice to have an apartment that requires no maintenance (but the tenant) and has no yard work. I think it will be great once everything is finished being built. Close to downtown and close to the freeway. Easy to get anywhere in the valley.

The advertised rates are a lie. Once you see their list of add-on fees, you’re looking at about $300 more a month than their advertised rate. It seems like a bunch of bait and switch to me. They’re trying to get big city prices for subpar units. Many of the units have formica countertops and basic cheap black appliances Far from a luxury apartment building. Parking is overpriced for Garden city and be prepared for no guest parking. Rates are higher than comparable in the 83702. They need to drop prices by a few hundred a month imo. Parking should be inclusive as anyone living in Garden City is most likely commuting. Maybe in 10 years, they can get those rates and have full capacity. But the reality is they’re just not there yet especially with the lovely view of a trailer park next-door.

The Boardwalk has been pretty great so far through our lease. They were still working on building the restaurants on the greenbelt when we moved into our 1B, but we knew ahead of time what we were signing up for.
The pricing for parking (a consistent complaint) is pretty standard. Not sure why everyone is up in arms about it when you have to pay to park virtually anywhere near the river or downtown for $150+. Yes, it’s spendy. No, the Boardwalk is not the first complex to have a pay-to-park for tenants. I am, however, eager to see how much parking and amenities will increase in price with all the new builds, if they increase at all.
The units are nicely built and have different upgrades for different budgets, which is nice. Our unit is the Bluebird which is a nice medium of high-quality appliances and surfaces for a pretty decent price. There isn’t anything we would change about our unit that would make it better.
Lastly, we have had the pleasure of working with Caleb from the most recent change in management who has been fantastic. My boyfriend and I have stopped by his office a few times with questions/concerns that would make anyone roll their eyes, but Caleb has always been super professional and super helpful. 10/10 recommend Caleb

Great place to live. The staff is amazing! They have always gone out of their way to help when we need it. Great location; gym is nice; and having the restaurants downstairs makes it very convenient when we want a low stress night.

I recently moved into the Boardwalk Apartments, and I can honestly say it has been one of the best decisions I’ve made! From the moment I stepped foot on the property, I was impressed by the beautiful landscaping and the welcoming atmosphere of the community.

The apartments themselves are stunning—spacious, modern, and featuring thoughtful layouts with top-notch finishes. I particularly love the open-concept kitchen and the private balcony where I can unwind after a long day.

What truly sets Boardwalk Apartments apart is the sense of community. The neighbors here are friendly and inclusive, making it easy to connect and feel at home. There are regular community events that bring everyone together, fostering a warm and inviting environment.

I’m especially excited about the new restaurant inside the complex! It adds such a great vibe, and I can’t wait for the other dining options to open soon. It’s fantastic to have these conveniences right at our doorstep!

The management team deserves a special mention. They are incredibly responsive and genuinely care about the residents. Any maintenance requests I've had were addressed promptly, and the staff is always available to help with any questions or concerns.

Overall, I couldn’t be happier with my experience at Boardwalk Apartments. If you’re looking for a great place to live with fantastic amenities, a welcoming community, and exceptional management, look no further! Highly recommended!

When I first moved into The Boardwalk, I absolutely loved it. I was one of the very first tenants so I’ve gotten to experience a change in property management twice now (on our third currently, if my memory is accurate). This current management company LOVES tacking on additional fees and nickel and diming tenants to the max. The newest unexpected monthly charge is $20/mo for power to the common areas of the building. They’re excusing it as a “common practice” ….maybe in Los Angeles or Seattle but it’s definitely not a common practice in the Treasure Valley. They have tricky clauses in the lease agreement that allow for them to do this. The utilities used to be flat rate, which was one of the selling factors for me upon move-in because I tend to enjoy knowing what my bill is going to be each month. They’ve since switched to a RUBS system where the cost is dispersed among ALL tenants in the building based on unit size. The guest parking is a joke so good luck when it comes to visitors and parking in general is expensive. $75/mo for a surface lot spot that’s across the street and uncovered, $150/mo for a garage space. I thankfully obtained a garage space on discount for $100/mo until my lease term ends in June. The building is beautiful and the location is great but the greed is evident in how tenants are billed. Tenants also can’t receive large packages without having the availability during office hours to get someone to unlock the overflow package room which is super inconvenient. The elevator in the south wing is constantly breaking, making it incredibly difficult to get groceries and other items up to my 5th floor unit. They provide small carts to help with carrying items through the large building but there are only about 3 for the entire property so good luck finding one when it’s needed. My apartment is beautiful and I love where I live otherwise but I’m not sure how much longer I can justify paying the amount that I do every month for a small 1 bedroom apartment, especially with the spontaneous additional fees they love tacking onto our rent. Choose wisely before moving here! It looks amazing until you’re billed up the ass for things you hardly use. There are plenty of other complexes in the valley with more integrity than this place.

Edited to add:
Prior to this review I did, in fact, reach out to property management about my concerns and all I got in response were the same excuses listed in their response here. I also absolutely am a current tenant I just have a different legal surname. I thought it was funny they wanted to play it off like they have no idea who I am, as if my first name is common. It’s such a shame what the current management has done to this place because I genuinely loved living here before they took over. I even got a friend to move in and now I feel super guilty for recommending this place to them due to all of the ridiculous monthly fees. My base rent is $1450 and I am paying around $1800 (excluding power to my individual unit as its billed independently, THANK GOD) a month for a 600-something sq ft 1bed, 1 bath apt.

Been living here for almost 6 months and I love it. Management is super friendly and helpful. The building is beautiful and has a ton of safety features. I’m in the 1B1B and feel like it’s a good amount of space for my boyfriend and I. The gym here is also very nice! Such a plus!

I came from out of state for work and was placed in this amazing cruise ship looking complex with such great hospitality and management support. I can’t tell the city is being rebuilt and I could not ask for a better team to start doing so than the Boardwalk management team. I can only speak for myself and my fiancé, how they embrace us and make us and our friends feel so welcome, the activities they do to bring us together, is a first time experience for us and we are so grateful. Coming with just us away from our families, this is a great place to be when feeling far away from home. They are opening restaurants, and a beautiful patio area in the back crossing the Idaho River! This is a blessing and a privilege for us to be able to enjoy. Thank you management for all that you have done for us to feel at home.
