He not only helped us find a great house--avoiding problem houses since we aren't based in Pagosa, but also coordinated needed repairs and even chipped in for Radon mitigation when the sellers refused. Our realtor John Smith was always helpful and made sure we had someone to assist us even when he couldn't be available to show us properties. He helped us through the difficulties of submitting a contract and closing while we were on vacation. John provided names of inspectors, insurance companies, closing details and was there to answer any questions. Words fall short to properly describe how incredible our realtor, Jon Johnson was in our recent purchase. My fiance and I recently purchased our dream home in Allison Colorado which is 30 minutes West of Pagosa. The property included both a commercial building as well as a residential home and, to top it all off, there were irrigation rights that were conveyed in the purchase as well. West Davies, employed by Jim Smith Realty, has listed two homes we tried purchasing. The listings are inaccurate and present the homes as wonderful when they are not. On one listing in Chromo he put an extra full bath where there was none, and electric to garage when there was an extension cord hanging in the tress to the garage from the house. At another home he pictured a hot tub in the main picture when he knows it is not functional. He knows there is advanced deterioration to the log siding, high radon levels with a radon system that is not working, many wires not grounded, and yet he continues to list the home as “fully furnished and turn key”. He does not complete things in a timely manner and told our realtor he didn’t want to put things in writing. I feel sorry for those who buy from him, and especially for those who list with him.

Stopped in once just to inquire about land and details like power, water, plowing ect.. as I'm not from Colorado, or even a place that gets snow.

The realtor I spoke with was very friendly, showed me some listings both inside and outside of town, explained to me approximate costs of getting power, water, ect to some of the locations. Benefits of having neighbors on a shared road, as they will help to keep it clear at least part ways if I was not planning to live there full time. They also explained about foot prints of structures, and when it falls into categories that change taxes ect..

While I wasn't looking to purchase immediately, the experience was both informative, brought up things I hadn't considered, and learned a lot about building in places that get a lot of snow..

I was also warned about properties that look great one season, and are flooded in another. A lot to know when purchasing remotely and not in the city limits. But they seemed very well informed about the surrounding areas all the way out to Durango, and provided me a lot of useful information.

Was glad I went in, didn't really feel pressured or anything. Was a good experience.
